Аренда торговых центров Киева может снизиться еще на 5-10%

Арендные ставки на торговые помещения в киевских торговых центрах (ТЦ) до конца текущего года могут снизиться еще на 5-10% в долларах США, после чего возможна их стабилизация.

Прогнозирует управляющий партнер консалтинговой компании в сфере коммерческой недвижимости CB Richard Ellis в Украине Сергей Сергиенко.

"По нашим прогнозам при отсутствии значительных ухудшений макроэкономической ситуации, до конца 2009 года следует ожидать дальнейшего незначительного понижения арендных ставок (5-10% в долларовом эквиваленте) с их последующей стабилизацией", - цитирует Сергиенко пресс-служба компании в проведенном ею исследовании сектора торговой недвижимости по итогам первого квартала 2009 года, пишет Интерфакс-Украина.

При этом он отмечает, что роста спроса на торговые помещения в Киеве не стоит ожидать ранее 2010 года.

По данным Сергиенко, арендные ставки в торговых центрах Киева сильно варьируется в зависимости от торгового центра, размера секции и профиля арендатора, в частности, наибольшее снижение (50-70%) в первом квартале-2009 по сравнению с первым кварталом-2008 было зафиксировано в торговых центрах Киева с неудачным расположением или серьезными концептуальными ошибками, где падение посещаемости и, как результат, объема продаж было наибольшим, тогда как в первоклассных объектах снижение составило 30-40%.

"Киев оказался на третьем месте в списке мировых лидеров в глобальном падении стоимости аренды торговых помещений, уступая Буэнос-Айресу и Варшаве", - констатирует Сергиенко.

Согласно исследованию, среди самых дорогих городов мира по стоимости аренды торговых помещений лидирующую позицию занимает Нью-Йорк (США), где даже несмотря на 10%-е снижение уровня арендных ставок аренда 1 кв. м в лучших торговых объектах достигает $1615 в месяц, что почти вдвое выше, чем в Гонконге ($875/кв. м/месяц), который занимает второе место в рейтинге.

В Крыму выставлен на продажу графский дворец

В Крыму выставлен на продажу дворец графа Мордвинова, расположенный на территории бывшего военного санатория Ялтинский.
